This proposal envisions a mid-sized office building designed around principles of scalability, sustainability, and disassembly. The site is leased for a limited tenure of ten years, requiring a structure that can grow vertically, minimize environmental impact, and be dismantled or relocated at the end of the lease period.
Cross-Laminated Timber (CLT) emerged as the ideal construction system, offering structural efficiency, environmental responsibility, and long-term adaptability.
SUSTAINABLE
The building is designed to achieve naturally lit yet thermally comfortable interiors. CLT sunshade louvers are strategically placed along the north-west road-facing façade, the most exposed edge of the site, to mitigate heat gain. The remaining façades employ semi-translucent polycarbonate panels, allowing diffused daylight to illuminate workspaces while reducing solar heat ingress.
The north-east façade is deliberately opened up to accommodate outdoor seating and generous terraces, leveraging favorable light conditions and enhancing workplace comfort. As a structural system, CLT provides a highly insulating building envelope when compared to conventional concrete construction, while significantly reducing the overall carbon footprint of the project.
EXPANDABLE
One of the client’s key requirements was future expansion without operational disruption. The modular nature of CLT construction allows for additional floors to be added vertically with minimal interference to the occupied lower levels, ensuring continuity of use as the building evolves.
REUSABLE
The two-storey structure is conceived as a demountable CLT framework, assembled using fittings that support disassembly and reinstallation. Should lease conditions change, the entire building can be dismantled and relocated to a new site, extending its life cycle and reinforcing the project’s commitment to material efficiency and reuse.tes.
